Not every temporary structure is a utilitarian box. When Mid Kent Golf Club needed a temporary clubhouse while their existing facilities underwent extensive renovation, they needed something that felt like a real clubhouse. A basic welfare unit was never going to cut it.
The Brief
The existing clubhouse was going to be out of service for six months over the winter. Members still needed to be welcomed, catered for and given somewhere to relax after their round. The temporary facility had to maintain the standards the membership expected.
The requirements were specific: a high-quality structure large enough to serve as a full replacement facility, with a proper bar, comfortable seating, good lighting and heating capable of keeping members warm throughout winter. Nothing off the shelf was going to work here.
The Engineering Problem: Uneven Ground
The installation site had significant gradient. The ground varied enough across the footprint that a standard installation on the existing surface would have produced a noticeably sloped floor. In a clubhouse setting that is both uncomfortable and impractical.
Our solution was a specialised sub-frame flooring system. Before any structure was erected, our team installed a steel sub-frame across the installation area and levelled it to within a few millimetres of flat despite the slope of the underlying ground. The result was a perfectly level platform on which the structure was then built. You would not have known from inside that you were sitting over uneven ground.
We use this technique regularly on sites with level variation. It is a far better solution than expensive groundworks or accepting a floor that is not flat. See also our Surrey classroom case study for the same approach used in an educational setting.
The Structure
We installed a premium 6m x 18m solid wall structure. That is 108 square metres of usable internal space, giving the club room for a proper bar area, seating for over 40 members, a counter service area and WC facilities. Solid wall was chosen for its finish quality, its acoustic performance and its thermal properties.
The structure combined solid panels with glass sections and double-glazed door systems. A full climate-controlled heating system was installed throughout. Inside, high-quality commercial carpeting, integrated professional lighting with a warm tone specification suited to a hospitality environment, and a bespoke custom-branded bar counter built to the club’s own specification.
Installation and Outcome
The sub-frame levelling, the structural build and the complete internal fit-out were done in three days. The club opened the temporary facility to members the following week with no gap in service.
The original hire was for six months. At the end of it, the club chose to extend. The renovation had run slightly longer than anticipated and the member feedback on the temporary facility had been positive enough that there was no rush to close it. Total hire ran to eight months. Our team dismantled the structure in a single day on completion and returned the site to its original condition.
